A renowned technology company will move into the new building, which has a total area of approximately 11,900 m². The property is part of a joint venture between Garbe Industrial and Logicenters, a company specializing in modern logistics solutions and belonging to the Urban Partners group.
Rapid Leasing Success in Challenging Times
Mehmed Muhić, Regional Manager South/Development at Garbe Industrial, emphasizes that the rapid leasing success sends a strong signal: “Even in economically challenging times, it is worthwhile to invest in high-quality properties at attractive locations.” He also highlights the importance of collaboration among all stakeholders on site, including the city, district office, developers, and construction companies, to successfully complete the project. The issuance of the building permit took less than three months, which Muhić describes as crucial for planning security and the realization process.
Logicenters views Leipheim as an example of the type of state-of-the-art logistics properties the company aims for. Wolfgang Ködel, Managing Director and Head of the Real Estate Division in Germany at Urban Partners, explains: “The focus is on functional spaces in good locations that have been specifically designed to meet the requirements of today’s global tenants.” The early securing of a tenant before completion demonstrates the attractiveness of the property and the ongoing relevance of such projects in the market.
Revitalization of a Former Air Base
The new building is being constructed on a so-called brownfield that was previously part of an air base. After military use, the former airfield was transformed into the 112-hectare intermunicipal commercial area „Areal Pro.“ In the fall of 2024, Garbe Industrial and Logicenters acquired the approximately 20,000 m² vacant area and began revitalization. Initially, old foundations, buildings, and a 30-meter-high chimney had to be demolished, and the demolition materials were disposed of properly. In the second quarter of 2025, the company Goldbeck, specialized in commercial real estate, took over the actual construction as the general contractor. The two joint venture partners invested a total of around 17 million euros in the project.
The completed lease agreement includes approximately 11,200 m² of hall space as well as nearly 700 m² of office and social space. For loading and unloading, ten loading docks and a ground-level sectional door are available for trucks. The outdoor area provides parking spaces for 40 cars and two trucks. The property is being developed according to current ESG standards, and certification according to the Gold Standard of the German Sustainable Building Council (DGNB) is being pursued.
Leipheim is located about 30 kilometers northeast of Ulm. The A 8 is just a few kilometers away, connecting the site to important economic regions in southern Germany, including Ulm and Stuttgart to the west and Augsburg and Munich to the east. The approximately eleven-kilometer-distant Ulm/Elchingen motorway interchange provides access to the A 7, which, at about 960 kilometers, is not only the longest motorway in Germany but also one of the most important north-south axes in the country.
