The Initiative for Logistics Real Estate (Logix) has commissioned a study that examines the potential of multi-level logistics and commercial properties in Germany and Europe. The scientific leadership of the study is undertaken by Dr.-Ing. Roland Busch from the Bergische Universität Wuppertal. The first publication, titled „Multi-Level Logistics. Space-efficient Logistics Solutions in Urban Areas,“ will be presented in October 2026 at the real estate fair „Expo Real.“ The second study is planned for the fall of 2028.
First survey confirms relevance
As part of the first study, the current state of the discussion and the results of several surveys with professionals from various fields will be presented. An online survey already conducted, which involved more than 100 participants from the areas of project development, construction, specialist planning, usage, and investment, shows according to Logix that the topic of multi-level logistics is of high importance: Over 80% of respondents have already engaged with relevant concepts.
The survey results indicate that more than 100 multi-level logistics projects could be realized in Germany by the year 2035. The driving factors for this development are increasing land scarcity, high land prices, and the growing demand for last-mile locations. Additionally, sustainable construction methods are gaining importance. The demand for multi-level logistics solutions is particularly expected from the areas of e-commerce, contract logistics, pharmaceutical logistics, (specialized) wholesale, as well as production and crafts.
In the second study, Logix aims to categorize multi-story logistics facilities to map multi-level logistics solutions. Furthermore, the initiative plans to conduct best-practice case studies. Additionally, impact analyses will be carried out to explore potentials for space-saving economic practices and to measure effects on traffic.
