
Renovation of the Hagen-Cologne railway line completed
Jul 10, 2026 at 9:51 AMGarbe Industrial has secured Alstom as a tenant for a new logistics property in Salzgitter (Lower Saxony). The total area of 31,200 m² will be used by Alstom for the storage and distribution of spare parts as well as new components for locomotives and trains. The construction of the logistics building, in which Garbe Industrial has invested around 40 million EUR, was completed in the first quarter of this year.
Luisa Elfendahl, Regional Manager of Central Development at Garbe Industrial, commented on the decision to build the logistics property without prior lease agreements: “This decision has proven to be exactly right. Only in this way could we meet Alstom’s short-term space requirements in a timely manner.” She emphasized the necessity for project developers to build with future requirements in mind and to provide modern spaces for companies with short- and medium-term needs.
Details of the Logistics Property
The logistics property includes a storage area of approximately 27,700 m² as well as a mezzanine area of around 1,900 m². In addition, about 1,600 m² are available for offices and employee areas. For loading and unloading trucks, the building is equipped with 29 loading docks and twelve ground-level sectional doors. Notably, nine of these doors at the rear of the building allow for side loading and unloading, which is significant for large rail components. A canopy with an area of approximately 2,000 m² protects the doors from weather influences. Additionally, there are six truck parking spaces and 112 car parking spaces available outside, some of which are already equipped with charging stations for electric vehicles.
The site on which the new logistics property was built covers 51,000 m² and was acquired by Garbe Industrial from Alstom four years ago. The location, which previously housed an ammunition factory, required extensive remediation work before construction could begin. This included the clearance of unexploded ordnance and contaminated materials, as well as the demolition of old buildings and the proper disposal of soil. Elfendahl stated: “By revitalizing brownfield sites, we sustainably increase their value and create attractive opportunities for companies to establish themselves through modern developments.”
Transport Links and Sustainability
The Salzgitter location is characterized by its favorable connection to the highway network. The A39, which connects Salzgitter with Wolfsburg and the A2 Dortmund – Berlin as well as the A7 Hamburg – Ulm, is only a few kilometers away.
Garbe Industrial has developed the property with recognized ESG criteria in mind. The building is heated via district heating, and the roof areas are prepared for the installation of a photovoltaic system. The company aims for the new building to achieve Gold certification from the German Sustainable Building Council (DGNB).
