Apr 28, 2026 at 10:26 AMThe MLP Group is planning the construction of a new multi-user park in Neufahrn near Freising, which will be known as MLP Business Park Munich. With a total area of approximately 42,800 m², it will be the company’s first project in southern Germany. Construction is scheduled to begin at the end of 2026.
Details on the usage concept
The MLP Business Park Munich will be built on a plot of around 44,500 m² and will consist of a two-story structure. The hall spaces on the ground floor are designed for companies in the areas of value-added services, warehousing, and production. The upper floor will accommodate a diverse mix of users, including technology and pharmaceutical companies as well as small and medium-sized enterprises (SMEs). Access on the ground floor will be via trucks, while the halls on the upper floor can be accessed by both cars and trucks up to 7.5 tons.
The location of the new park is strategically advantageous, as it is in close proximity to the A92 motorway, which provides quick access to the Munich economic area. Munich Airport is only 5 km away and can be reached in less than 10 minutes by car. Additionally, a planned S-Bahn connection will further enhance the site’s quality.
Sustainability approach and certification
The MLP Group aims for certification of the new business park according to the DGNB Gold Standard. Planned sustainability measures include the installation of a photovoltaic system for self-consumption, green roofs and facades, as well as fossil-free heating through heat pumps. The warehouse spaces on the ground floor will be designed in accordance with the requirements of the AwSV (Regulation on Facilities for Handling Water-Hazardous Substances) and are suitable for storing goods of water hazard class WGK 3. A publicly accessible parking garage with green facades and charging stations for electric vehicles is also part of the project.
Dipl. Ing. Michael Schöfer, head of the building authority of the municipality of Neufahrn near Freising, emphasizes the collaborative effort of all parties involved: “The MLP Business Park Munich project is the result of good and cooperative coordination among all stakeholders. Despite challenging framework conditions, viable solutions have been developed.”
Radosław T. Krochta, Chairman of the Board of MLP Group S.A., highlights the challenges regarding land availability in Munich and the need to rethink the planning of logistics and commercial spaces. “Multi-story concepts are an excellent solution,” says Krochta.
Martin Birkert, Chief Country Officer Germany at MLP Group, comments on the high demand for rental spaces: “The planned two-story building underscores our commitment to providing space-efficient solutions in urban locations.”
The final zoning resolution for the MLP Business Park Munich was granted at the end of February 2026, paving the way for the construction of the project. The property was brokered by real estate agent Manfred Jenschke in collaboration with Immolox.
