Jan 29, 2026 at 3:11 PMLIP Invest has acquired a new transshipment property in Thiendorf, intended for the „LIP Real Estate Investment Fund – Logistics Real Estate V“ managed by INTREAL. The purchase was realized off-market by the Bremen project developer Peper & Söhne. The legal support for the transaction was provided by the law firm REIUS, while Forvis Mazars was responsible for the tax aspects. Technical support came from Mocuntia, and the ESG due diligence was conducted by Enviro Sustain.
Details on the Logistics Property
The property encompasses a total rental area of approximately 11,400 m², of which around 9,000 m² is allocated to the hall area. The building is accessed flexibly via a total of 83 loading docks, one ground-level door, and 16 sectional doors suitable for vans. The facility, completed in 2024, meets modern construction standards and is equipped with a photovoltaic system on the roof. The ancillary buildings, including an office and a gatehouse as well as a technical extension, feature green roofs. Additionally, the property is equipped with building automation and has received the DGNB Gold certificate. Charging options for vans, cars, trucks, and bicycles are available for e-mobility.
Long-term Lease Agreements and Job Creation
The parcel service provider Hermes Germany GmbH has leased the transshipment hall on a long-term basis and uses it as a regional depot. The establishment of Hermes has created 90 new jobs. The property is technically equipped to handle more than 200,000 shipments daily at full capacity. To this end, Hermes has installed a sorting facility. The approval for 24/7 operations enables efficient processing of parcel transshipment.
The location in Thiendorf, part of the „Silicon Saxony“ region, offers convenient access via the A13 towards Berlin and the A4 as an east-west axis. This makes it a strategic hub for target markets in Eastern Germany and Eastern Europe. Additionally, various modes of transport can be utilized for goods transshipment, as the site is located near the airport, the freight transport center (GVZ), and the port of Dresden.
