Mar 31, 2026 at 9:08 AMWith the City Dock® Neuss, Panattoni is launching a significant project aimed at reintegrating urban commercial spaces into the regional economy. A modern business park is being developed on an area of approximately 77,750 m², previously used by the US company 3M. The construction was inaugurated with an official groundbreaking ceremony, marking it as the largest City Dock® project to date for the company. The location, situated in close proximity to Düsseldorf, will offer 22 flexibly usable units, particularly targeting small and medium-sized enterprises (SMEs) as well as start-ups.
Diverse Usage Options and Good Connectivity
The new business park will encompass around 32,600 m² of hall and flexible space, as well as approximately 6,900 m² of office space on a mezzanine. The modular structure of the City Dock® allows for flexible division of the units between 1,200 and 2,300 m², opening up a variety of usage possibilities. These range from urban production processes to the storage and distribution of goods. The location of the area provides resident companies and their employees with the advantages of an urban environment, while also allowing for individual spatial adjustments. The connection to the A46 and A57 motorways, as well as to the Neuss port, ensures convenient accessibility by car, public transport, and bicycle.
An additional feature of the site is the opportunity for local recreation. Part of the former area will be utilized by the city of Neuss, which will create a new pathway and green connection as part of the State Garden Show 2026. The project’s start followed a close coordination process with the city of Neuss, during which a viable development and infrastructure concept was developed. Reiner Breuer, Mayor of Neuss, emphasizes: “The City Dock® Neuss is an important building block for the further economic development of our city.”
Sustainability in Focus
A central element of the project is sustainable construction. Panattoni plans to certify the City Dock® Neuss according to the criteria of the German Sustainable Building Council (DGNB) and aims for the DGNB Gold certificate. The completion of the business park is scheduled for the second quarter of 2027. Colliers will act as the lead broker for the marketing of the newly created spaces.
