Met een oppervlakteverkoop van 3,8 miljoen m\u00b2 werd een stijging van 28% ten opzichte van dezelfde periode vorig jaar bereikt. Bijzonder opvallend is de verhuurverkoop, die met 41% toenam. Een belangrijke factor voor deze ontwikkeling was de terugkeer van grote huurcontracten, die het voorgaande jaar uitbleven. In de eerste zes maanden van het jaar werden al 13 huurcontracten van meer dan 50.000 m\u00b2 afgesloten.<\/p>\n<p>Asiatische bedrijven hebben steeds meer invloed op de Duitse markt. Hun aandeel in de oppervlakteverkoop steeg naar 11%, wat boven het niveau van het voorgaande jaar ligt. Vooral moderne logistieke ruimtes in goed bereikbare regio&#8217;s zoals Frankfurt, Hamburg en het Ruhrgebied zijn in trek. Deze bedrijven staan echter voor uitdagingen, aangezien de beschikbaarheid van geschikte ruimtes beperkt is. De zwakke nieuwbouwpipeline en het gebrek aan moderne logistieke ruimtes remmen de marktactiviteit.<\/p>\n<h3>Stabiele vraag in de top-8 markten<\/h3>\n<p>De top-8 logistieke markten in Duitsland behaalden aan het einde van de eerste helft van het jaar een oppervlakteverkoop van 1,2 miljoen m\u00b2, wat slechts 3% onder het niveau van het voorgaande jaar ligt. In vijf van de acht locaties is al een merkbare herstel van de vraag waarneembaar. Een eenduidige trend is dat het aantal afsluitingen toeneemt, terwijl de gemiddelde oppervlaktegrootte afneemt. Ongeveer 63% van alle afsluitingen betrof ruimtes van minder dan 3.000 m\u00b2, wat wijst op een veranderde vraagstructuur.<\/p>\n<p>Frankfurt registreerde met 294.600 m\u00b2 de hoogste oppervlakteverkoop, gevolgd door Hamburg met 180.700 m\u00b2. Terwijl Frankfurt in vergelijking met het voorgaande jaar met 6% toenam, bleef Hamburg door het beperkte aanbod van ruimtes met 21% achter op het niveau van het voorgaande jaar. In de regio Leipzig werd met 70.000 m\u00b2 de laagste oppervlakteverkoop geregistreerd, wat te wijten is aan een uitgesproken besluiteloosheid van de gebruikers.<\/p>\n<p>De aanwezigheid van Aziatische gebruikers is in steden zoals Frankfurt (4%), Hamburg (9%), D\u00fcsseldorf (11%) en Keulen (24%) gestegen. In Berlijn domineren daarentegen Europese handels- en e-commercebedrijven. In M\u00fcnchen waren bedrijven uit de defensiesector bijzonder actief en droegen met een aandeel van 18% aan de oppervlakteverkoop bij aan de vraag. Stuttgart daarentegen wordt geconfronteerd met economische uitdagingen die leiden tot banenverlies en sluitingen van fabrieken.<\/p>\n<p>Christian Kah, Head of Industrial &amp; Logistics Germany bij Colliers, sprak zich uit over de huidige ontwikkelingen:<\/p>\n<blockquote>\n<p>\u201eDe huidige cijfers wijzen op een aanhoudend gematigde, maar duidelijk waarneembare herstel van de oppervlaktevraag. Een centrale beperkende factor blijft de schaarste aan ruimtes in combinatie met een zwakke nieuwbouwpipeline, die vrijwel alle top-8 logistieke markten
