Het project wordt gefinancierd door een joint venture tussen HIH Invest Real Estate en Urban Partners. De ontwikkeling omvat de revitalisering van een ongeveer 117.000 m\u00b2 groot brownfield-gebied in het zuidelijke havengebied van Hamburg.<\/p>\n<h3>Omvang en gebruiksmogelijkheden<\/h3>\n<p>In totaal is er ongeveer 77.000 m\u00b2 aan verhuurbare oppervlakte beschikbaar, waarvan meer dan 50 % van de ongeveer 64.000 m\u00b2 aan haloppervlakte al langdurig verhuurd is. Momenteel is er nog ongeveer 31.400 m\u00b2 aan haloppervlakte beschikbaar, die flexibel kan worden verdeeld vanaf een grootte van ongeveer 6.500 m\u00b2. Deze ruimtes zijn bijzonder geschikt voor logistieke, overslag- en productieactiviteiten, evenals andere haven gerelateerde toepassingen.<\/p>\n<p>De locatie kenmerkt zich door een trimodale verbinding via weg, spoor en water. Naast een eigen spoorverbinding biedt het gebied directe toegang tot water en een overslagplatform voor zee- en binnenvaartschepen. De snelweg A7 is in ongeveer elf minuten bereikbaar, wat een snelle verbinding met de regionale economische centra in Duitsland en Europa garandeert. Deze eigenschappen maken het gebied tot een aantrekkelijke locatie voor moderne haven-, industrie- en logistieke toepassingen.<\/p>\n<h3>Duurzame ontwikkeling<\/h3>\n<p>FOUR PARX hanteert bij dit project een duurzame benadering. Onder andere zijn er fossielvrije technische installaties, warmtepompen, energiezuinige LED-verlichting, smart-metering-systemen en zonnepanelen voor de opwekking van hernieuwbare energie direct op de locatie gepland. Daarnaast wordt er een moderne laad- en mobiliteitsinfrastructuur voor gebruikers en medewerkers gecre\u00eberd. Het project wordt ontwikkeld volgens de criteria van de Deutsche Gesellschaft f\u00fcr Nachhaltiges Bauen (DGNB), met als doel een certificering volgens de Gold-standaard.<\/p>\n<p>De ontwikkeling vindt plaats op een voormalig bedrijfsgebied van Olenex Edible Oils GmbH. Met de revitalisering van dit brownfield-gebied draagt FOUR PARX bij aan de creatie van dringend benodigde moderne logistieke, industri\u00eble en commerci\u00eble ruimtes in een van de meest gevraagde havenregio&#8217;s van Europa.<\/p>\n<p>\u201eMet het project in Hamburg-Harburg ontwikkelen we een toekomstbestendige locatie voor moderne haven-, industrie- en logistieke toepassingen. De combinatie van trimodale verbinding, directe toegang tot water en eigen spoorinfrastructuur cre\u00ebert een uitzonderlijk aanbod op de Hamburgse markt\u201c, legt Marcus Jungheim, managing partner van de FOUR PARX groep, uit.<\/p>\n<p>Wolfgang K\u00f6del, Managing Director en Head of Real Estate Duitsland bij Urban Partners, voegt toe: \u201eWe zijn zeer verheugd dit project samen met FOUR PARX in het kader van onze joint venture met HIH Invest te realiseren en daarmee al de tweede gezamenlijke investering in Hamburg te realiseren. Juist in de huidige marktfase geeft het project een belangrijk signaal af voor onze langdurige inzet in de ontwikkeling van logistieke locaties, vooral gezien de groeiende behoefte aan veilige toeleveringsketens en robuuste infrastructuur.\u201c<\/p>\n<p>De verkoop van het voormalige Olenex-gebied werd begeleid door Cushman &amp; Wakefield. De verhuur van meer dan 50 % van de haloppervlakten vond plaats via Realogis.
