De bouw moet in het tweede kwartaal beginnen en op een perceel van ongeveer 28.700 vierkante meter een totale oppervlakte van rond de 19.200 vierkante meter voor verschillende huurders cre\u00ebren. Het vastgoed richt zich op bedrijven uit de sectoren productie, handel, industrie, logistiek, e-commerce en light industrial.<\/p>\n<p>Het perceel ligt in het zuidoosten van Soest, op slechts enkele honderden meters van de snelweg A 44, die een directe verbinding biedt naar de steden Unna en Kassel. De afrit Soest-Oost is in minder dan een minuut bereikbaar zonder door de plaats te rijden. Frank Soppa, Regional Head West \/ Development bij Garbe Industrial, benadrukt de voordelen van de locatie: &#8222;De ligging aan de oostelijke rand van het Ruhrgebied met een optimale aansluiting op het hoofdwegennet en de goed ontwikkelde economische structuur met een breed scala aan sectoren maken Soest tot een belangrijke locatie in Noordrijn-Westfalen.&#8220; Vooral op het gebied van logistiek, opslag en distributie ziet Soppa grote potentie.<\/p>\n<h3>Nieuwbouw met moderne standaarden<\/h3>\n<p>Het terrein was eerder de locatie van een groothandel in vervangingsonderdelen voor landbouwmachines. De oude gebouwen zijn gesloopt om ruimte te maken voor een modern vastgoed. Gepland is een nieuwbouw met een haloppervlakte van ongeveer 17.000 vierkante meter, aangevuld met ongeveer 1.700 vierkante meter opslagruimte op tussenverdiepingen en 500 vierkante meter voor kantoren en sociale ruimtes. Voor het laden en lossen van vrachtwagens zijn 17 laaddocks en twee gelijkvloerse sectionaaldeuren voorzien. Daarnaast komen er parkeerplaatsen voor 40 personenauto&#8217;s en drie vrachtwagens op het buitenterrein.<\/p>\n<p>Garbe Industrial streeft naar een certificering volgens de Gold-standaard van de Deutsche Gesellschaft f\u00fcr Nachhaltiges Bauen (DGNB). Om hernieuwbare energie te winnen, is een zonnepaneleninstallatie op het dak gepland. De verwarming van het gebouw zal plaatsvinden via warmtepompen, waardoor het gebruik van fossiele brandstoffen kan worden vermeden. De oplevering van het vastgoed is voorzien voor het vierde kwartaal van 2026.
