Er wordt een totaalvolume van 3,4 miljoen vierkante meter verwacht, wat een lichte daling ten opzichte van het voorgaande jaar betekent.<\/p>\n<h3>Detailhandel blijft leidend in nieuwbouw<\/h3>\n<p>De detailhandelsector staat met een nieuwbouwvolume van ongeveer 640.000 vierkante meter aan de top van de lijst van drijvende sectoren. Vooral de detail- en groothandelsbranche blijkt een belangrijke vraag naar ruimte te hebben. Twee van de drie grootste nieuwbouwprojecten komen uit deze sector: ten eerste de logistieke locatie van de Winkler Unternehmensgruppe in Langenau met ongeveer 63.000 vierkante meter, die wordt gerealiseerd door Dietz AG. Ten tweede het op maat gemaakte project van Logad GmbH voor de Zwitserse online retailer Galaxus, dat ongeveer 65.000 vierkante meter in Neuenburg omvat.<\/p>\n<p>De industriebranche laat met ongeveer 460.000 vierkante meter een stijging van meer dan 60 procent ten opzichte van het voorgaande jaar zien en neemt daarmee de tweede plaats in het klassement in. In tegenstelling tot dit is het nieuwbouwvolume bij de logistieke dienstverleners en in de automotive sector gedaald. De logistieke dienstverleners komen uit op ongeveer 430.000 vierkante meter, terwijl de automotive sector bijna 215.000 vierkante meter nieuwbouw registreert. De Aero\/Defence-sector richt zich daarentegen steeds meer op Light Industrial vastgoed en fabrieksruimtes, die niet in de nieuwbouwcijfers worden meegenomen.<\/p>\n<h3>Vooruitzicht op toekomstige ontwikkelingen<\/h3>\n<p>Ondanks de algemene daling in het nieuwbouwvolume voor 2025 toont de blik op de toekomst potentieel. De detailhandelsector heeft al ongeveer 1,3 miljoen vierkante meter voor de komende jaren geprojecteerd. De belangrijkste drijfveren zullen naar verwachting opnieuw de detail- en groothandelsbranche en de e-commerce zijn, vooral in verband met de Aziatische handelssector. Zo plant de online retailer Amazon verschillende projecten, waaronder een nieuw logistiek centrum in K\u00f6nnern met ongeveer 52.000 vierkante meter, waarvan de bouw in april 2026 moet beginnen. Ook de drogisterij-retailer Rossmann heeft de bouw van een logistiek centrum van ongeveer 82.000 vierkante meter in L\u00fcnen voor de herfst van dit jaar aangekondigd.<\/p>\n<p>Daarnaast heeft de industriesector ongeveer 525.000 vierkante meter aan geprojecteerde nieuwbouwoppervlakken voor 2026\/2027 aangekondigd. Om deze projecten succesvol te realiseren, zijn economische impulsen nodig die de ontwikkeling van de logistiek vastgoedmarkt in de komende jaren kunnen ondersteunen.
