Met een feestelijke ceremonie heeft Prologis de bouw van een nieuwe logistieke faciliteit in Herne gestart. De faciliteit zal uit twee gebouwen bestaan, die samen een oppervlakte van ongeveer 20.500 vierkante meter beslaan. Het project komt tot stand op een 36.400 vierkante meter groot industrieterrein dat sinds 2020 ongebruikt is, en moet eind 2026 worden voltooid. Naast vertegenwoordigers van Prologis waren ook de burgemeester van Herne, Dr. Frank Dudda, en leden van de Herner economische ontwikkeling aanwezig bij de ceremonie.<\/p>\n

Economisch gebruik van braakliggende terreinen<\/h3>\n

In goed bereikbare locaties zijn commerci\u00eble en industri\u00eble terreinen schaars. Met het nieuwe project in Herne wil Prologis een ongebruikt terrein weer een economische bestemming geven en nieuwe capaciteiten cre\u00ebren in een gevraagde markt. Moderne logistieke ruimtes zijn cruciaal voor goed functionerende toeleveringsketens en de bevoorrading van bedrijven en huishoudens.<\/p>\n

Burgemeester Dr. Frank Dudda sprak positief over het project: \u201eMet de investering van Prologis ontstaat op een traditionele, maar al jaren braakliggende commerci\u00eble ruimte een modern logistiek centrum. Dit is een belangrijke impuls voor de economische locatie Herne.\u201c Hij benadrukte dat de nieuwe logistieke ruimte bijdraagt aan de stabiliteit van toeleveringsketens en de bevoorrading van de bevolking ondersteunt.<\/p>\n

Duurzaamheidsnormen in de focus<\/h3>\n

Het project in Herne wordt ontworpen met inachtneming van hoge ecologische normen en het welzijn van de medewerkers. Prologis streeft naar de platinacertificering van de Deutsche Gesellschaft f\u00fcr Nachhaltiges Bauen (DGNB) voor de gebouwen. Deze certificering is gebaseerd op het energie-effici\u00ebnt gebruik van de gebouwen, de vermindering van de zogenaamde Embodied Carbon en de toepassing van principes van de circulaire economie.<\/p>\n

Om de materiaalgebonden emissies te verminderen, worden onder andere staal met een verlaagd CO\u2082-voetafdruk en CO\u2082-gereduceerd beton gebruikt. Daarnaast zijn een groendak en een fotovolta\u00efsche installatie met een vermogen van 1 MW onderdeel van het energieconcept, die toegang tot hernieuwbare energie mogelijk maken en de energiekosten voor toekomstige gebruikers verlagen. Prologis plant ook de installatie van oplaadpunten voor elektrische voertuigen.<\/p>\n

De twee gebouwen zijn flexibel inzetbaar en kunnen zowel voor multi-userconcepten als voor maatwerkoplossingen worden gebruikt. Prologis is al in gesprek met potenti\u00eble klanten voor de ruimtes.<\/p>\n

Aantrekkelijke locatie in het Ruhrgebied<\/h3>\n

De locatie in Herne is strategisch gunstig gelegen, met directe aansluiting op de snelweg A2, die van Nederland naar Oost-Europa loopt. De luchthaven Dortmund ligt op ongeveer 35 kilometer afstand. Het Ruhrgebied, met ongeveer 5,1 miljoen inwoners, behoort tot de gevraagde logistieke markten van Duitsland, waar de vraag naar moderne logistieke ruimtes hoog blijft.<\/p>\n

Ren\u00e9 Faber, Director Capital Deployment bij Prologis, verklaarde: \u201eIn goed bereikbare locaties van het Ruhrgebied zijn beschikbare ruimtes schaars. Tegelijkertijd blijft de vraag naar moderne logistieke ruimtes hoog \u2013 vooral daar waar bedrijven dicht bij klanten, arbeidskrachten en verkeersaders moeten zijn.\u201c Met het project in Herne wordt een braakliggend industrieterrein nieuw leven ingeblazen, dat voor bedrijven uit verschillende sectoren van belang is.<\/p>\n

Prologis is in het Ruhrgebied al vertegenwoordigd met verschillende projecten en vastgoed, waaronder locaties in Dortmund, Herten, Herne, Bottrop en Datteln. Met het nieuwe project in Herne breidt het bedrijf zijn aanwezigheid in de regio uit. In Dortmund wordt bovendien een 278.000 vierkante meter groot brownfield omgevormd tot een stedelijk logistiek en commercieel park.<\/p>\n
