De <\/strong>Newport Logistics Fund lanceert zijn tweede fonds en begeleidt daarmee de Panattoni Park Ennshafen door de gehele cyclus van vastgoedontwikkeling. In het kader van de Newport Logistics Fund II wil het bedrijf 100 miljoen euro ophalen voor investeringen in West-Europa. De bouwfase van het eerste gefinancierde project in Opper-Oostenrijk start in 2024.<\/strong><\/h5>\n

(Hamburg\/Ennshafen) De nieuwbouw met een oppervlakte van 42.000 m\u00b2 wordt op een optimale locatie nabij de stad Linz in het bedrijventerrein Ennshafen gerealiseerd. Door de Rijn-Main-Danube waterweg, het spoorwegnet met containerterminal en de directe nabijheid van de federale weg B1 en de Westautobahn A1 is de locatie uitstekend verbonden met de Europese economische centra.<\/p>\n

Het park wordt gerealiseerd in het gevestigde industriegebied Ennshafen op een oppervlakte van 42.000 m\u00b2, waarvan 35.000 m\u00b2 voor hallen, 3.000 m\u00b2 voor kantoorruimtes en 3.000 m\u00b2 voor mezzanine-ruimtes. Daarnaast is er de mogelijkheid om kleinere eenheden tot een grootte van 3.000 m\u00b2 te huren, wat uitstekende ontwikkelingsmogelijkheden biedt voor kleine en middelgrote bedrijven in de regio.<\/p>\n

Selectie van locatie op basis van zakelijke potentieel<\/h5>\n

“Onze eerdere ervaringen bevestigen dat het de moeite waard is om in de projecten van Panattoni te investeren. Als Europese marktleider kiest het bedrijf de locaties van zijn parken zorgvuldig op basis van het zakelijke potentieel en Opper-Oostenrijk is in dit opzicht een gewaardeerde regio. De hoge mate van duurzame bouw in het park Ennshafen stelt bedrijven in staat om klimaatdoelen snel en effici\u00ebnt te bereiken,” aldus Szymon Ostrowski, directeur van het fonds.<\/p>\n

Het project streeft naar een DGNB-certificering volgens de gouden standaard. Hiervoor worden uitgebreide duurzaamheidsmaatregelen genomen, zoals de installatie van zonnepanelen op de daken van de gebouwen en het gebruik van stadsverwarming of warmtepompen. Op het buitenterrein worden groene ruimtes aangelegd, en de medewerkers hebben toegang tot een goed ontwikkeld fietsinfrastructuur, oplaadpunten voor elektrische auto\u2019s en openbaar vervoer.<\/p>\n

Newport Logistics Fund laat nu na een succesvolle initi\u00eble fase een tweede fonds herleven. Het eerste fonds kon binnen tien maanden 50 miljoen euro ophalen van investeerders uit West-Europa, de VS en de Verenigde Arabische Emiraten. Het kapitaal is al volledig ge\u00efnvesteerd in drie projecten en biedt investeerders een gediversifieerd portfolio van activa. Het eerste gefinancierde project van de Newport Logistics Fund I was een distributiecentrum in het centraal-Poolse Zgierz, nabij de snelweg A2, die onder andere Warschau met Berlijn verbindt. Het bouwproject omvat twee gebouwen met een totale oppervlakte van 33.500 m\u00b2. Het eerste gebouw is al voltooid en volledig verhuurd aan het logistieke bedrijf DPD. Het tweede project bevindt zich in Almere bij Amsterdam en heeft een totale oppervlakte van 23.400 m\u00b2. Het derde project ligt in de directe nabijheid van de Londense luchthaven Heathrow en heeft een totale oppervlakte van 7.500 m\u00b2.<\/p>\n

Volgende investering in Frankrijk<\/h5>\n

“Het grote succes van het vorige fonds maakt ons optimistisch voor de Newport Logistics Fund II en de lancering van het Panattoni Park Ennshafen bevestigt ons in de overtuiging om niet aan snelheid in te boeten. We zijn al bezig met onze volgende investering in Frankrijk,” vat Szymon Ostrowski samen.<\/p>\n
