Het investeringsvolume bedraagt 24 miljoen euro. Het object is ontworpen als een multi-user warehouse met een totale oppervlakte van 24.500 vierkante meter. De bouw moet nog in februari beginnen. Het vastgoed is al volledig verhuurd aan de wereldwijd opererende logistieke dienstverlener GEODIS.<\/strong><\/h5>\n<p>(Hamburg\/Coswig) De nieuwbouw komt op een perceel van ongeveer 42.000 vierkante meter in Coswig, in de Saksische Landkreis Mei\u00dfen, 15 kilometer ten noordwesten van het centrum van Dresden. Op het terrein stond vroeger een cellulosefabriek. De Hagedorn Groep had het perceel verworven, het oude productiegebouw afgebroken en de industri\u00eble braakgrond grondig gerenoveerd \u2013 met de ambitie om de basis te leggen voor een project met stedelijke meerwaarde. Het bouwrijpe terrein is nu door de Hagedorn Groep aan Garbe Industrial Real Estate verkocht.<\/p>\n<p>Een belangrijke rol bij de locatiekeuze speelde de hoge vraag naar moderne logistiek vastgoed in de regio Dresden. &#8220;De percelen zijn schaars, de vraag naar beschikbare ruimtes is daarom extreem hoog,&#8221; benadrukt Jan Dietrich Hempel, directeur van Garbe Industrial Real Estate. &#8220;Dat we het vastgoed al voor de bouw volledig aan GEODIS konden verhuren, toont aan hoe gewild moderne objecten in de regio zijn.&#8221;<\/p>\n<p>De huurder wil in de nieuwbouw vooral contractlogistieke diensten aanbieden voor klanten uit de sectoren hightech, industrie, consumptiegoederen, automotive en handel. Hiervoor is in totaal 24.500 vierkante meter ruimte beschikbaar, inclusief kantoor- en sociale ruimtes. Voor de bouw heeft Garbe Industrial Real Estate het logistieke bouwbedrijf fabrikon GmbH uit Kassel als hoofdaannemer aangesteld. Het vastgoed wordt uitgerust met 20 laadbruggen en twee gelijkvloerse poorten. Op het buitenterrein komen parkeerplaatsen voor 62 personenauto&#8217;s en 12 vrachtwagens. In de directe nabijheid loopt de S 84. De zogenaamde Elbtalstra\u00dfe verbindt Mei\u00dfen met Dresden. Via de S 84, de B 6 Leipzig \u2013 Dresden en de A 4 Bad Hersfeld \u2013 G\u00f6rlitz is de locatie aangesloten op het nationale en internationale hoofdwegennet.<\/p>\n<h5><strong>Modernste energetische normen<\/strong><\/h5>\n<p>Duurzaamheidscriteria spelen een belangrijke rol bij de ontwikkeling van het vastgoed. De nieuwbouw komt op een herontwikkelingsgebied en zal voldoen aan de modernste energetische normen. Delen van de gevel krijgen een begroeiing. Voor de opwekking van hernieuwbare energie wordt er op het dak van de hal een zonnepaneleninstallatie ge\u00efnstalleerd. Voor het gehele vastgoed is bovendien de certificering volgens de Gold-standaard van de Duitse Vereniging voor Duurzaam Bouwen (DGNB) voorzien. In oktober van dit jaar moet het object gereed zijn.<\/p>\n<h5><strong>Ook de politiek is blij<\/strong><\/h5>\n<p>&#8220;Als burgemeester ben ik ook namens de gemeenteraad blij dat onze inspanningen van de afgelopen jaren voor de ontwikkeling van bedrijventerreinen succesvol zijn. Met deze grote en moderne logistieke faciliteit realiseren we een nieuwe vestiging in Coswig, die niet alleen voldoet aan de eisen van de huidige klanten, maar ook normen stelt op het gebied van milieubescherming met een uitgebreide PV-installatie en gevelbegroeiing,&#8221; zegt Thomas Schubert, burgemeester van Coswig.
