BeMo Tuneling GmbH fungeert als hoofdaannemer.<\/span><\/h4>\n<p><span style=\"font-size: 10.5pt;font-family: 'Arial',sans-serif\">(M\u00fcnchen\/Bramsche) Tijdens het aankoopproces werd LIP juridisch en fiscaal ondersteund door LPA en bij de ESG Due Diligence door ES EnviroSustain. Cushman &amp; Wakefield nam de technische Due Diligence en de bouwcontrole voor zijn rekening.<\/span><\/p>\n<p><span style=\"font-size: 10.5pt;font-family: 'Arial',sans-serif\">De oplevering van het nieuwbouwproject is gepland voor Q2 2022. Het distributiecentrum zal een totale verhuurbare oppervlakte van bijna 12.400 vierkante meter hebben met een hallenhoogte van 10 meter en een vloerbelasting van 5 ton. De toegang gebeurt via 10 laaddocks en een gelijkvloerse toegangspoort. Voor vrachtwagens en personenauto&#8217;s is er een aparte in- en uitrit. Op het terrein worden 70 parkeerplaatsen voor auto&#8217;s en 16 overdekte fietsenstallingen aangelegd, die deels zijn uitgerust met oplaadpunten voor elektrische voertuigen. Het pand is ook bereikbaar met het openbaar vervoer.<\/span><\/p>\n<p><span style=\"font-size: 10.5pt;font-family: 'Arial',sans-serif\">Het gebouw wordt gebouwd volgens de KfW-55-norm en het dak wordt volledig bedekt met een fotovolta\u00efsche installatie met een vermogen van 1.100 kilowattpiek. De hier opgewekte stroom zal door de huurder Clinic &amp; Job Dress zelf worden gebruikt. Hierdoor kan een CO<sub>2<\/sub>-neutraal bedrijf worden gerealiseerd. De buitenruimte wordt aantrekkelijk ingericht met natuurvriendelijke beplantingen en verblijfsplekken voor de medewerkers. Voor het logistiek centrum wordt een DGNB-goudcertificering nagestreefd.<\/span><\/p>\n<p><span style=\"font-size: 10.5pt;font-family: 'Arial',sans-serif\">\u201eWe zijn blij dat we met dit project de economische locatie Bramsche op lange termijn en duurzaam kunnen versterken. We willen alle projectpartners hartelijk bedanken voor de geweldige teaminspanning tot nu toe en kijken uit naar een succesvolle eindspurt.\u201c<\/span><\/p>\n<h4><strong><span style=\"font-size: 10.5pt;font-family: 'Arial',sans-serif\">Langdurig huurcontract met regionaal bedrijf<\/span><\/strong><\/h4>\n<p><span style=\"font-size: 10.5pt;font-family: 'Arial',sans-serif\">Het middelgrote bedrijf Clinic &amp; Job Dress uit Osnabr\u00fcck zal het distributiecentrum als nieuwe bedrijfszetel gebruiken en huurt daarom op lange termijn. De aanbieder van beroepskleding heeft een uitgebreid productassortiment dat de nodige opslagcapaciteiten vereist. Vanuit de locatie Bramsche worden gerenommeerde klanten uit de gezondheidszorg, de hotelbranche en de schoonmaaksector bevoorraad met hoogwaardige kledingartikelen.<\/span><\/p>\n<p><span style=\"font-size: 10.5pt;font-family: 'Arial',sans-serif\">Het logistiek vastgoed wordt gebouwd in het industrie- en bedrijfsgebied Eiker Esch, dat tussen de snelwegen A1 en A30 ligt. De dichtstbijzijnde afrit op een kilometer afstand zorgt voor een snelle bereikbaarheid van Osnabr\u00fcck in zuidelijke en Bremen in noordelijke richting. De logistieke regio M\u00fcnster\/Osnabr\u00fcck dient als overslagpunt tussen de Noordzee en het Ruhrgebied.<\/span><\/p>\n<h5>Eerste object in de regio M\u00fcnster\/Osnabr\u00fcck<\/h5>\n<p><span style=\"font-size: 10.5pt;font-family: 'Arial',sans-serif\">\u201eMet deze aankoop verwerven we ons eerste object in de regio M\u00fcnster\/Osnabr\u00fcck. Vanuit Bramsche kan een groot aantal inwoners worden bereikt vanwege de ligging aan de noordelijke rand van Noordrijn-Westfalen en het zuiden van Nedersaksen. De locatie is dus geschikt voor zowel een ruime distributie als voor productgerelateerde logistieke diensten.
