Frasers Property Industrial plant de ontwikkeling van een duurzame bedrijfs- en logistiekpark met een totale verhuurbare oppervlakte van ca. 75.000 m\u00b2 en verwerft daarvoor een 14-hectare terrein van Vallourec in D\u00fcsseldorf. De herontwikkeling van de locatie moet eind 2021 beginnen. Het terrein is goed aangesloten op het verkeersnet en heeft een prominente buurtschap.<\/p>\n

(Keulen\/D\u00fcsseldorf) Frasers Property Industrial heeft het 14 hectare grote voormalige Vallourec-bedrijfsterrein in de D\u00fcsseldorfer wijk Reisholz verworven. De ontwikkelaar en eigenaar van industrie- en logistiek vastgoed is van plan het terrein te revitaliseren met een duurzame en multifunctionele bedrijfs- en logistiekpark van ca. 75.000 m\u00b2.<\/p>\n

De locatie van het toekomstige bedrijfs- en logistiekpark valt op door de uitstekende verbinding met de omliggende regio’s. Het D\u00fcsseldorfer centraal station ligt op slechts 8 km afstand en de 2,5 km verderop gelegen A46 biedt zowel een uitstekende oost-westverbinding als aansluiting op de autosnelwegen A3 en A57. Bovendien profiteren potenti\u00eble huurders van de hoge dichtheid van het transportnetwerk in de Rijn-Ruhr-regio met de internationale luchthavens van Keulen en D\u00fcsseldorf, evenals de belangrijke binnenhaven in Duisburg. Het perceel bevindt zich in een prominente buurtschap van de bedrijfsterreinen van Henkel AG en BASF.<\/p>\n

Verdere mijlpaal in de Europese groeistrategie<\/strong><\/h5>\n

Alexander Heubes, Managing Director Europe bij Frasers Property Industrial, commentarieert: “De revitalisering van het Vallourec-terrein is voor ons een verdere mijlpaal in het kader van onze Europese groeistrategie. Ons doel is om het terrein op een hulpbronneneffici\u00ebnte en duurzame manier te ontwikkelen, om ruimte te cre\u00ebren voor nieuwe vestigingen en lokaal groei te genereren, en zo de economische locatie D\u00fcsseldorf te versterken.”<\/p>\n

Christoph Bem, lid van de directie van Vallourec Deutschland GmbH, commentarieert de verkoop van het terrein als volgt: “Vallourec verbindt met dit terrein een 120-jarige industriegeschiedenis. We zijn blij dat Frasers Property Industrial nieuw leven in het terrein blaast, zodat toekomstige gebruikers kunnen profiteren van de locatie en de uitstekende transportverbindingen. Waar een hoofdstuk eindigt, kan een nieuw beginnen. We wensen Frasers Property Industrial veel succes met de verdere ontwikkeling.”<\/p>\n

Zo breed mogelijke gebruikersmix<\/strong><\/h5>\n

Bij de conceptontwikkeling van het bedrijfs- en logistiekpark is het voor Frasers Property Industrial belangrijk om een zo breed mogelijke gebruikersmix en flexibele gebruiksmogelijkheden te bieden. In de eerste bouwfase plant de ontwikkelaar grotere hallen voor gebruikers uit productie en logistiek met ca. 44.750 m\u00b2 te realiseren. De tweede bouwfase voor de resterende ca. 30.250 m\u00b2 omvat de ontwikkeling van een ultramodern businesspark. Bij het ontwerp van de buiten- en groenvoorzieningen moet worden herinnerd aan het historische gebruik van het terrein.<\/p>\n

De zorgvuldige sloop van de bestaande gebouwen gebeurt met inachtneming van een gedetailleerd sloop- en afvalconcept. Om het aandeel van bouwafval te minimaliseren, worden alle herbruikbare materialen op de locatie gesorteerd en gerecycled. Voor de herontwikkeling streeft Frasers Property Industrial naar een gouden certificering van de Deutsche Gesellschaft f\u00fcr Nachhaltiges Bauen (DGNB).<\/p>\n

Frasers Property Industrial ontving ondersteuning van BNP Paribas Real Estate in het kader van de transactie, die exclusief door Vallourec zijn ingeschakeld.<\/p>\n
