De Garbe Industrial Real Estate GmbH breidt haar bedrijfsactiviteiten in Oostenrijk verder uit. Daartoe heeft de Hamburger projectontwikkelaar nu een bijna 74.000 vierkante meter groot perceel verworven in de marktgemeente Kottingbrunn, ongeveer 30 kilometer ten zuiden van Wenen. Hierop zal een multi-user vastgoed ontstaan, dat geschikt is voor contractlogistiek en opslagdienstverleners, maar ook voor middelgrote ondernemers.<\/strong><\/h5>\n

(Hamburg\/Kottingbrunn) “De regio Wenen is een van de logistieke hotspots in Oostenrijk met een sterke vraag naar moderne logistieke ruimtes,” verklaart Jan Dietrich Hempel, directeur van Garbe Industrial Real Estate, de aankoop van het perceel. “Ik ben ervan overtuigd dat ons geplande nieuwbouwproject door de markt als een uiterst aantrekkelijk ruimteaanbod zal worden ontvangen.”<\/p>\n

Ook de locatie met een uitstekende verbinding met de verkeersinfrastructuur draagt hieraan bij. De locatie ligt in directe nabijheid van de federale weg B 17 en de zu Autobahn A 2 met de afritten Kottingbrunn en Bad V\u00f6slau, die Wenen verbindt met Graz, Klagenfurt en Itali\u00eb. Via Wenen en de Oost-Autobahn A 4 is Hongarije met de economische regio Boedapest goed bereikbaar. Ook de S\u00fcdbahn, die van Wenen via Graz naar de Sloveense grens leidt, is snel te bereiken.<\/p>\n

In Kottingbrunn moet een modern multi-user vastgoed ontstaan van in totaal ongeveer 43.500 vierkante meter, met bijna 34.900 vierkante meter aan hallen- en opslagruimtes en 6.400 vierkante meter mezzanine. Daarnaast zijn er 2.200 vierkante meter aan kantoorruimtes voorzien in een voorbouw. Voor een effici\u00ebnte goederenontvangst en -verzending zal het vastgoed worden uitgerust met 36 laadpoorten. Bovendien zijn er diverse parkeerplaatsen voor personenauto’s en vrachtwagens voorzien.<\/p>\n

Oplevering gepland voor september 2023<\/strong><\/h5>\n

“In totaal investeren we ongeveer 47 miljoen euro in de locatie,” zegt Jan Dietrich Hempel. “We hechten veel waarde aan een grondstofbesparende en hoogwaardige bouwwijze. In het algemeen is het onze ambitie om zoveel mogelijk conform de ESG-criteria te bouwen, dat wil zeggen de aspecten Environment, Social en Governance bij alle projecten voorop te stellen en met passende maatregelen ter plaatse de CO2-voetafdruk van het vastgoed te verminderen.” De nieuwbouw in Kottingbrunn moet in september 2023 worden opgeleverd.<\/p>\n
