A total volume of 3.4 million square meters is expected, representing a slight decline compared to the previous year.<\/p>\n<h3>Retail remains the leader in new construction<\/h3>\n<p>The retail sector leads the list of driving sectors with a new construction volume of around 640,000 square meters. In particular, the retail and wholesale sector is a significant space demander. Two of the three largest new construction projects come from this area: on one hand, the logistics site of the Winkler Group in Langenau with approximately 63,000 square meters, which is being realized by Dietz AG. On the other hand, the customized project of Logad GmbH for the Swiss online retailer Galaxus, which encompasses around 65,000 square meters in Neuenburg.<\/p>\n<p>The industrial sector records an increase of over 60 percent compared to the previous year, with about 460,000 square meters, securing the second place in the ranking. In contrast, the new construction volume for logistics service providers and in the automotive sector has decreased. Logistics service providers account for around 430,000 square meters, while the automotive sector reports just under 215,000 square meters of new construction. The Aero\/Defence sector, on the other hand, is increasingly focusing on light industrial properties and factory spaces that do not contribute to the new construction figures.<\/p>\n<h3>Outlook on future developments<\/h3>\n<p>Despite the overall decline in new construction volume for 2025, the outlook for the future shows potential. The retail sector has already projected about 1.3 million square meters for the coming years. The main drivers are expected to once again be the retail and wholesale sector as well as e-commerce, particularly in connection with the Asian trade sector. For instance, the online retailer Amazon plans several projects, including a new logistics center in K\u00f6nnern with approximately 52,000 square meters, with construction set to begin in April 2026. The drugstore retailer Rossmann has also announced the construction of a logistics center with around 82,000 square meters in L\u00fcnen for this fall.<\/p>\n<p>Additionally, the industrial sector has announced around 525,000 square meters of projected new construction space for 2026\/2027. To successfully implement these projects, economic impulses are needed to support the development of the logistics real estate market in the coming years.
