With a ceremonial groundbreaking, Prologis has initiated the construction of a new logistics facility in Herne. The facility will consist of two buildings, covering a total area of approximately 20,500 square meters. The project is being developed on a 36,400 square meter industrial brownfield that has been unused since 2020 and is expected to be completed by the end of 2026. The ceremony was attended by representatives from Prologis, as well as the Mayor of Herne, Dr. Frank Dudda, and members of the Herne Economic Development Agency.<\/p>\n

Economic Use of Vacant Areas<\/h3>\n

In well-connected locations, commercial and industrial spaces are scarce. With the new project in Herne, Prologis aims to bring an unused area back into economic use and create new capacities in a sought-after market. Modern logistics spaces are crucial for functioning supply chains and the provision of goods to businesses and households.<\/p>\n

Mayor Dr. Frank Dudda expressed positive views on the initiative: \u201cWith Prologis’s investment, a modern logistics center is being established on a traditional, yet long-vacant commercial area. This is another important impetus for the economic location of Herne.\u201d He emphasized that the new logistics space contributes to the stability of supply chains and supports the provision for the population.<\/p>\n

Sustainability Standards in Focus<\/h3>\n

The project in Herne is being designed with high ecological standards and employee well-being in mind. Prologis aims for the buildings to achieve Platinum certification from the German Sustainable Building Council (DGNB). This certification is based on the energy-efficient use of the buildings, the reduction of so-called embodied carbon, and the application of circular economy principles.<\/p>\n

To reduce material-related emissions, steel with a reduced CO\u2082 footprint and CO\u2082-reduced concrete will be used, among other materials. Additionally, a green roof and a photovoltaic system with a capacity of 1 MW are part of the energy concept, which will enable access to renewable energy and reduce energy costs for future users. Prologis also plans to install charging stations for electric vehicles.<\/p>\n

The two buildings are flexible and can be used for both multi-user concepts and tailored solutions. Prologis is already in discussions with potential customers for the spaces.<\/p>\n

Attractive Location in the Ruhr Area<\/h3>\n

The site in Herne is strategically located, with direct access to the A2 motorway, which runs from the Netherlands to Eastern Europe. Dortmund Airport is approximately 35 kilometers away. The Ruhr area, with around 5.1 million inhabitants, is one of the sought-after logistics markets in Germany, where the demand for modern logistics spaces remains high.<\/p>\n

Ren\u00e9 Faber, Director of Capital Deployment at Prologis, stated: \u201cAvailable spaces in well-connected locations in the Ruhr area are scarce. At the same time, the demand for modern logistics spaces remains high\u2014especially where companies need to be close to customers, workforce, and transport routes.\u201d The project in Herne revitalizes a vacant industrial area that is of interest to companies from various sectors.<\/p>\n

Prologis is already represented in the Ruhr area with several projects and properties, including locations in Dortmund, Herten, Herne, Bottrop, and Datteln. With the new project in Herne, the company is expanding its presence in the region. In Dortmund, a 278,000 square meter brownfield is also being transformed into an urban logistics and commercial park.<\/p>\n
