The property is being developed on a plot of approximately 27,300 square meters and is planned to have a total area of 18,700 square meters. With the building permit already in place, construction is set to begin shortly. The investment volume amounts to about 28.5 million euros.<\/strong><\/h5>\n<p>(Hamburg\/Kamen) The site is located in the industrial area on Henry-Everling-Stra\u00dfe, visible from the A1. This highway connects the metropolitan region of Hamburg with the Cologne area and is one of the most important north-south axes in the country. The Kamen-Center interchange can be reached within four minutes. From there, it is six kilometers via the A1 to the Kamener Kreuz, where it transitions to the A2 Oberhausen \u2013 Berlin. &#8220;The central location at one of the busiest junctions in Germany makes this site a particularly sought-after center for companies looking to move and distribute goods efficiently,&#8221; emphasizes Frank Soppa, Regional Manager of Project Development West at Garbe Industrial. &#8220;Such a prime piece of real estate in the eastern Ruhr area is a rarity, and we are very pleased that a property with great potential is being developed at this outstanding location.&#8221;<\/p>\n<p>On the site, a property with a hall area of approximately 16,500 square meters is planned. Additionally, there will be 500 square meters for offices and social rooms, and 1,700 square meters of mezzanine space. The new building is to be equipped with 17 loading docks and two ground-level sectional doors. The outdoor area will have parking spaces for 30 cars and three trucks. The property is suitable for both contract-based and distribution-oriented services as well as for commercial and production use. &#8220;The project development is being carried out with a long-term perspective. We are already in discussions with potential interested parties,&#8221; adds Frank Soppa. The previous market analyses conducted as part of the site decision give him confidence: &#8220;We expect that the property will be fully leased even during the construction phase.&#8221; Completion is scheduled for the third quarter of 2026.<\/p>\n<h5>Gold Certification according to DGNB<\/h5>\n<p>Garbe Industrial aims for a Gold certification from the German Sustainable Building Council (DGNB) for the property. Heating will be provided using air heat pumps, and the use of fossil energy sources will be avoided. Additionally, a photovoltaic system is planned to be installed across the entire roof area.
