(K\u00f6ln\/Viersen-Mackenstein) On the approximately 30,600 m\u00b2 site at Industriering 21\u201323, two modern units with 7,100 m\u00b2 and 9,400 m\u00b2 of gross floor area (GFA) will be built by the second quarter of 2026, totaling 16,500 m\u00b2 GFA. The clear height will be 12.20 m. The total storage area, including the mezzanine, will be approximately 17,000 m\u00b2.<\/p>\n
“With this layout, the units offer flexible usage options for companies in trade, light industrial, and logistics,” reports Andr\u00e9 B\u00fcth-Stracke, architect at Aconlog Projektentwicklung GmbH. The logistics center will be heated fossil-free in the future, with a heat pump system installed on the roof. A photovoltaic system with a planned capacity of 1,400 kVA will enable the production of approximately 1.3 million kWp of electricity per year, which can supply around 400 households. Certification in the DGNB Gold Standard is being pursued.<\/p>\n
“With the energy-efficient use of roof areas and a sustainable power supply, we want to contribute to the energy transition,” comments Oliver Bl\u00fcher, Managing Partner of Aconlog Projektentwicklung GmbH. The photovoltaic system will be implemented by Greenolog GmbH, which Aconlog established together with Greenopeak GmbH. The joint venture Greenolog combines the expertise of both partners and enables the implementation of large roof system projects on logistics properties.<\/p>\n
The modern charging infrastructure includes e-charging stations for cars and bicycles. To support the circular economy, extensive measures for rainwater infiltration are being taken. A biodiversity concept for flora and fauna rounds off the overall concept. Aconlog received the building permit from the city of Viersen within six months for this project development.<\/p>\n
“After our successful project in Kerpen, it is great to work with Aconlog again. We look forward to a safe, accident-free construction phase and successful implementation for all parties involved,” says Andreas Brockhaus, Managing Director of LIST Bau. The first earthworks began in early October 2025. This was preceded by the dismantling of the existing building of the former ceramics factory by the company Heermann Abbruch, commissioned by Aconlog, from March to July 2025, as well as the handover of the construction site to the commissioned general contractor LIST Bau Bielefeld in July 2025.<\/p>\n
“During the demolition work, over 90% of the materials were recycled, achieving an impressive recycling rate and making another contribution to the circular economy,” explains Oliver Bl\u00fcher. A total of 790 tons of iron and steel were recycled, 800 tons of bricks and ceramics were sorted and processed (e.g., for tennis court surfaces and granulates for sports fields), and 8,600 tons of RCL material were produced, sampled, and prepared for further processing for reuse.<\/p>\n
Ertun\u00e7 Deniz, First Deputy Mayor of the city of Viersen, adds: “We are pleased that Aconlog is investing in Viersen and that the construction work could start on time. The collaboration between our building regulations department and the Aconlog project team was open and constructive, allowing the project to be implemented as planned.”<\/p>\n
