(Berlin\/M\u00fclheim an der Ruhr) The project highlights the development of CTPark M\u00fclheim as a significant high-tech business park that is already attracting leading companies before its completion. CTP acquired the 335,000 sqm site at the end of 2023 from the French multinational manufacturing company Vallourec. The developer is transforming the area, which previously housed an industrial rolling mill, into an innovative, modern business park. This will provide more than 160,000 sqm for research and development, laboratories, co-working spaces, as well as industrial and logistics areas for companies in growth-oriented, technology-driven sectors such as life sciences and IT manufacturing.<\/p>\n
The new property of Westenergie AG will encompass a rental area of approximately 12,000 sqm, which the company has leased long-term. Two metering business units from Essen-Kettwig and M\u00fclheim will be relocated to the new building. The new location will also include modern workplaces, a logistics center for metering technology, and a state-recognized testing facility for measuring devices.<\/p>\n
CTPark M\u00fclheim is located in the heart of the Rhine-Ruhr metropolitan region, one of the largest urban areas in Europe. It has excellent connections to the A2, A3, A42, A52, and A59 motorways. This allows for quick access to major cities and economic centers such as D\u00fcsseldorf, Duisburg, Dortmund, and Essen. The park is also close to the neighboring countries of Belgium and the Netherlands, making the major ports of Amsterdam, Antwerp, and Rotterdam easily accessible.<\/p>\n

Another advantage for the municipality is that we do not have to use ‘greenfield’ sites for the new areas, but can utilize and redevelop existing ones. As part of a sustainable and resource-saving construction approach, CTP aims for a DGNB Gold certification for CTPark M\u00fclheim. Additionally, the installation of a photovoltaic system is planned to ensure a fossil-free energy supply. The completion of the project is scheduled for the third quarter of 2027. The development of the project involves, among others, the real estate company Brockhoff & Partner and the city of M\u00fclheim an der Ruhr.<\/p>\n
