Together, they will occupy an area of 6,700 m\u00b2. Both users are expected to start operations in their spaces during the year 2025.<\/strong><\/h5>\n<p>(Pruszk\u00f3w\/Vienna) The MLP Group, a developer, owner, and manager specializing in brownfield sites for high-quality commercial, industrial, and logistics parks, is leasing a total of 6,700 m\u00b2 in its business park in Vienna to two well-known companies. The first tenant is the Vienna-based company Demetra GmbH, which specializes in comprehensive facility management services. The service provider will occupy approximately 1,900 m\u00b2 of usable space in the MLP Business Park Vienna. Of this, 1,500 m\u00b2 will be used primarily for storage operations, along with 400 m\u00b2 of modern office and social areas. After the handover of the spaces, the new tenant is expected to commence operations in mid-2025.<\/p>\n<p>&#8220;The MLP Business Park Vienna not only perfectly meets our requirements, but it also has an excellent location and a sustainable development concept. The overall package ultimately contributed to our decision to settle in the business park. We look forward to moving into the spaces soon,&#8221; says Volodymyr Dolyniak, Managing Director of Demetra GmbH.<\/p>\n<p>With the second tenant Activeon, a sister company of the renowned JUMP House Holding GmbH is also settling in Vienna. JUMP House is a pioneer and market leader for trampoline parks in Germany, currently operating 26 locations as well as a park in Hungary, and will also develop, manage, and operate the new indoor leisure attraction in Vienna. For this purpose, an area of approximately 4,800 m\u00b2 has been leased, where an innovative indoor leisure concept for the whole family will be created. The opening is planned for the year 2025.<\/p>\n<h5>Ideal Conditions for Further Growth<\/h5>\n<p>&#8220;We chose the MLP Business Park Vienna because it offers us ideal conditions for our further growth and the expansion of our portfolio. This year, we can open a completely new indoor leisure concept for families in the heart of Vienna, thereby creating an offering in Austria for the first time. It not only combines an excellent location with modern architecture but also offers advanced solutions in the field of sustainability,&#8221; emphasizes Peter Falb, Chief Country Officer Austria at the MLP Group.<\/p>\n<p>The MLP Business Park Vienna consists of four buildings that together encompass an area of approximately 53,600 m\u00b2. Thanks to flexibly divisible units starting from 1,300 m\u00b2, the property is excellently tailored to the needs of potential users focusing on city logistics, e-commerce, and light industrial, including automotive.<\/p>\n<p>The MLP Group is developing the business park on a plot of approximately 100,000 m\u00b2, located about 13 km from the center of Vienna. Due to its proximity to the S2\/A23 motorway, it has excellent connectivity. The international airport Vienna-Schwechat is also only about 23 km away. Additionally, there are bus and train stops nearby that are part of the city&#8217;s public transport network.<\/p>\n<h5>Green Roofs and Photovoltaic Systems<\/h5>\n<p>In the interest of sustainable development, the MLP Business Park features green roofs and photovoltaic systems. Furthermore, a recreational area with a pond will be created in the outdoor spaces. The project will be implemented according to the requirements for \u00d6GNI Gold certification.
