In the Lower Bavarian town of Atting, the holistic logistics real estate advisor Logivest was able to broker a logistics area of approximately 38,000 square meters to the logistics service provider NLC GmbH. The landlord of the property, which includes a warehouse of about 4,000 square meters and approximately 34,000 square meters of open space, is Hans Wolf GmbH & Co. KG.<\/strong><\/h5>\n

(Munich\/Atting) Last year, 2023, the retail sector recorded a significant decline in new construction areas. Now, the retail sector is recovering and currently holds a 31 percent share of the total volume, placing it at the forefront of new construction developments. As early as the beginning of 2024, it became apparent, thanks to a well-filled pipeline, that the retail sector would regain momentum in new construction developments. The forecast for 2024 \/ 2025 \u2013 published in the logistics real estate seismograph at the beginning of the year \u2013 was already reached in the first half of 2024 at nearly 30 percent. The largest project in this segment is the self-use of Fressnapf in North Rhine-Westphalia’s N\u00f6rvenich near D\u00fcren, covering approximately 72,000 square meters. The groundbreaking for the new e-commerce logistics center, including an office building for the pet supplies provider, took place in March 2024.<\/p>\n

With the rental of the nearly 40,000 square meter area, NLC GmbH can consolidate several locations from the Munich and Landshut area, thereby uniting space for machines, spare parts storage, and logistics services under one roof. Located between Straubing and Regensburg and not far from the federal highway B8, the completely fenced and video-monitored area is situated on a former industrial site at Rainer Weg 50 in Atting. The warehouse is built in solid construction and can be accessed by trucks through several ground-level gates.<\/p>\n

“With the Straubing-Sand port, Straubing forms an important trimodal transshipment hub. This is a decisive location factor for automotive suppliers, especially due to its proximity to one of the major manufacturers. However, this increased attractiveness also means that contiguous areas of nearly 40,000 square meters are difficult to find in the logistics real estate market,” says Alexander Meiringer, Consultant Industrial and Logistics Letting at Logivest.<\/p>\n

Additional open spaces next year<\/strong><\/h5>\n

While the property with nearly 4,000 square meters and an open space of around 16,000 square meters is immediately usable, approximately 18,000 square meters are still being gravelled and leveled, and are expected to be available as open space in the course of next year. The occupancy of the areas is planned for the turn of the year 2024\/2025.<\/p>\n
