In the Lennetal in Hagen, history and sustainability will soon shake hands. On the site of the former stone factory, the real estate developer Panattoni is planning a modern area with a new commercial property. In close coordination with the municipality, a Panattoni Park is being created with high third-party usability \u2013 sustainable and forward-looking.<\/strong><\/h5>\n

(Hamburg\/Hagen) The site covers almost 121,000 m\u00b2, where dolomite rock was processed into cladding for coke and steel blast furnaces for more than 100 years. Of this, 43,000 m\u00b2 is allocated to a decommissioned dump, and 78,000 m\u00b2 is now being utilized for construction. The new building will create 35,000 m\u00b2 of logistics and industrial space, 1,800 m\u00b2 of office and social space, and 2,700 m\u00b2 of storage mezzanine. 130 car and 13 truck parking spaces will provide ample room for company vehicles, employees, and suppliers.<\/p>\n

Whether trade companies, producers, or classic logistics providers \u2013 the premises are suitable for a wide range of users. Smaller hall sections also cover the needs of small-scale businesses. Excellent transport links to the A45 and A46, as well as a good connection to public transport, underline the attractiveness of the location in the Hagen commercial and industrial area, as shown by inquiries from interested companies.<\/p>\n

Revitalization of the Brownfield<\/h5>\n

The revitalization of the brownfield requires complete demolition and new construction. In 2021, the leveling of the site began with the demolition company Hagedorn. Large amounts of earth had to be moved to compensate for height differences on the property. A large portion of the demolition material was recycled. To reduce the severe soil contamination, a comprehensive remediation plan was implemented. In the last quarter of 2023, the leveled site was handed over to Panattoni.<\/p>\n

In the new construction, Panattoni places special emphasis on sustainability. The project developer aims for at least a certification according to the DGNB Gold standard. The extensive package of measures in the areas of ecology and social responsibility includes the installation of photovoltaic systems on the roofs and the use of rainwater. A well-being area will be created on-site for future employees. Furthermore, Panattoni focuses on a nature-friendly design of the outdoor facilities. The piped oil mill stream running through the property will be uncovered and renatured. A wildflower meadow and nesting boxes not only beautify the landscape but also make an important contribution to preserving biodiversity. Additionally, a landscape-appropriate facade color and good integration into the terrain ensure that the property blends well into the surroundings.<\/p>\n

Panattoni works closely with the city of Hagen and the economic development agency to find suitable users for the property. Economic developer Burkhard Schwemin emphasizes: “Thanks to Panattoni, a vacant area will once again become a benefit for the region’s economy. At peak times, 1,000 people were employed in the Lennetal. When production was finally halted in 2020, this meant the end for 130 employees. With the completion of the Panattoni Park in 2025, many new jobs can be created here again.”<\/p>\n

Valuable Contribution to a Greener Real Estate Industry<\/h5>\n

Fred-Markus Bohne, Managing Partner at Panattoni Germany and Austria, also sees that the developer can make another valuable contribution to a greener real estate industry with the new project: “Every brownfield that we successfully transform for nature, people, and the community is a step into the future.”<\/p>\n

The building application was submitted at the end of 2023. Construction is expected to start in the second quarter of 2024. Completion is scheduled for the first quarter of 2025. The companies BNP Paribas Real Estate and Realogis are mandated to market the Panattoni Park Hagen.<\/p>\n
