P3 Logistic Parks can fully lease its P3 Park in Kamen to the non-food retailer TEDi before the completion of the second phase. The lease agreement runs for 10 years and covers the entire new section of 84,000 m\u00b2. Thus, the entire facility of approximately 130,700 m\u00b2 is fully leased.<\/p>\n

(Frankfurt\/Main) With a total area of around 130,700 m\u00b2, the P3 Park Kamen is P3 Logistic Parks’ largest brownfield project in Europe. The long-term owner and developer of logistics properties has now signed a 10-year lease agreement with the non-food retailer TEDi for the second construction phase of the park, which has an area of approximately 84,000 m\u00b2. P3 was advised by the consulting firm Logivest during the leasing process. BNP Paribas Real Estate acted as an advisor and intermediary for the tenant TEDi.<\/p>\n

Thus, the currently largest logistics park in P3’s German portfolio is already fully leased before completion. The first construction phase, consisting of five halls and 46,700 m\u00b2, is 80 percent occupied by Arvato SCM Solutions and 20 percent by Flaschenpost. Since the first quarter of 2019, the second and larger part of the park, with approximately 84,000 m\u00b2 of usable space, has been under construction. The 12-meter-high halls will be realized in three units, each with a storage area between 18,000 m\u00b2 and 33,000 m\u00b2, by the end of 2020. TEDi will gradually occupy the three units starting in November 2020, parallel to the construction work.<\/p>\n

TEDi Invests in Storage Capacities<\/strong><\/h5>\n

Sustainable Construction<\/strong><\/h5>\n

With the redevelopment of commercial and logistics areas in Kamen, P3 is making significantly better use of the site. The resource-efficient halls are sustainably designed according to DGNB Gold Standard and are equipped with, among other things, a thermally efficient outer shell and sensor-controlled LED lighting. The property combines state-of-the-art technologies with recycled materials, which can be found, for example, in the paved ground, with the treatment of contaminated soils and materials being monitored by an external, globally active expert team beyond German standards. Overall, the logistics hall is now 100 percent free of harmful materials and thus completely recyclable in its deconstruction.<\/p>\n

S\u00f6nke Kewitz, Managing Director of P3 Logistic Parks Germany: “The fact that we have already been able to fully lease our largest initially speculatively built logistics park is primarily due to the close and constructive cooperation with the city of Kamen, where we found great acceptance for our development ideas from the very beginning. The rapid leasing success enables us to implement individual customer requirements in the shortest possible time and to complete the hall a few months ahead of the originally planned date. This also significantly underscores the attractiveness of the eastern Ruhr area as a logistics hotspot.”<\/p>\n

As part of the eastern Ruhr area, Kamen belongs to the district of Unna. The logistics center is located in close proximity to the Kamener Kreuz, where the A1 for north-south traffic and the A2 for east-west traffic intersect, as well as to the airports of Dortmund and D\u00fcsseldorf.<\/p>\n

The City of Kamen Welcomes the Development<\/strong><\/h5>\n

Dr. Uwe Liedtke, First Deputy and City Planner of the City of Kamen: “With this project development, approximately 25 hectares of previously commercially and industrially used brownfields on Henry-Everling-Stra\u00dfe have been reactivated and put to new use without the need to take agricultural land in the surrounding area. The City of Kamen has accompanied this development and created the legal framework through the establishment of a new development plan. A key requirement was the construction of the new intersection on Hochstra\u00dfe to ensure a conflict-reduced traffic access. In addition to the creation of well over 1,000 jobs on Henry-Everling-Stra\u00dfe, it is noteworthy that the new logistics property of TEDi has been directly connected to the “Zollpost” industrial area, and the majority of truck and car traffic can be handled through it in the future. The “Zollpost” is directly connected to the A1 via the traffic light intersection. Further large-scale developments in the logistics sector in Kamen are not planned due to the impact on the traffic network and are not possible because there are no areas available for this within the city limits. Every new job is a significant building block for the economic development of the entire region.”<\/p>\n
