Mar 31, 2026 at 3:33 PMGarbe Industrial has leased an area of approximately 4,800 m² in Norderstedt, near the Hamburg city limits, to the IT service provider Cancom. This move expands Garbe’s supply chain infrastructure in Germany, and the company plans to establish a new logistics and service center, referred to as the Service Factory, in the property. The offering includes procurement, storage, refinement, and delivery of hardware, as well as software installation and the return of old devices.
Julia Schoer, Regional Manager North at Garbe Industrial, commented on the lease agreement: „With Cancom, we welcome the first tenant in our new building. We have developed and realized the property with a long-term perspective because we are convinced of the attractiveness of the location.“ She emphasized that the rapid leasing success confirms the decision for the location and indicates that modern logistics properties increasingly allow for multifunctional uses.
Cancom plans to commence operations in Norderstedt in the third quarter of 2026. The new Service Factory will consolidate procurement, logistics, and rollout. Markus Konhäuser, Director Service Factory at Cancom, stated: „With this lease, we are not only expanding our location network but also establishing a state-of-the-art Service Factory in northern Germany for the first time.“ Additionally, up to 100 new jobs in logistics, services, project management, and service technology are expected to be created in Norderstedt.
The lease agreement includes 4,100 m² of hall space, approximately 400 m² of office and social space, and nearly 300 m² of storage mezzanine, with a term of 15 years. The brokerage firm Realogis acted as an intermediary in the leasing process. Marc-Mario Bertermann, Managing Director of the Norderstedt Development Company (EGNO), expressed his pleasure regarding Cancom’s establishment and the associated attractiveness of the Norderstedt business location.
There is still a unit available in the property with 6,800 m² of hall space, about 400 m² of office and social space, and nearly 400 m² of storage mezzanine. Julia Schoer from Garbe Industrial is optimistic about leasing this space soon.
The property was built on a 29,500 m² plot in the industrial area at Schützenwall, where chemicals for the film and photography industry were previously produced. Garbe Industrial has revitalized the area and created modern settlement potential with the new building, taking strict sustainability criteria into account. The facility, which is connected to the district heating network and prepared for the installation of a photovoltaic system, was constructed according to the efficiency house standard BEG 40 and is certified to the Gold Standard of the German Sustainable Building Council.
The location of the property is conveniently situated just a few minutes by car from the A 7 motorway, which connects the site to Flensburg to the north and Hamburg and Hanover to the south. Public transportation connections are also available, facilitating accessibility for employees and customers.
