The groundbreaking ceremony officially marked the start of construction for the Panattoni Park Unterfranken. A modern and sustainable logistics property will be built on the site of a former motorcycle test track in the city of Eltmann, set to be completed by early 2026. Even before construction began, a first anchor tenant from the international food industry was secured. Approximately 9,850 m² of hall space, 520 m² of office space, and 810 m² of mezzanine space are still available for lease.
(Hamburg/Eltmann) The ceremonial groundbreaking took place in the presence of Michael Ziegler, the Mayor of Eltmann, and other project participants. “The groundbreaking is not only the starting signal for an important construction project but also the result of a very constructive collaboration between the city and the project developer,” said Michael Ziegler. “The fact that a sustainable commercial location is being created on a previously vacant site is an important signal for the forward-looking development of our community.”
The future property on the approximately 40,000 m² brownfield site is to be built sustainably. Therefore, it will be certified according to the criteria of the German Sustainable Building Council (DGNB) and aims for at least the DGNB Gold certificate. In the spirit of resource conservation, the demolition material from the existing buildings will be processed on-site and reused as a substructure. Additionally, a photovoltaic system with a capacity of 1.62 MWp is planned, along with air-water and air-air heat pumps for energy-efficient heating, EV charging stations for cars, a rainwater utilization system, and measures to promote biodiversity such as orchards and wildflower meadows, nesting boxes, and insect hotels. Each rental unit will also be equipped with a wellbeing area.
“With the project in Eltmann, we are consistently continuing our strategy of revitalizing land,” says Fred-Markus Bohne, Managing Partner at Panattoni Germany and Austria. “Instead of building on greenfield sites, we are specifically investing in the repurposing of industrial wastelands – this is a clear contribution to responsible site development.”
Ideal Conditions for Logistical Processes
With two ground-level access points, 18 loading ramps, 48 car parking spaces, and four truck parking spaces, the Panattoni Park Unterfranken offers ideal conditions for logistical processes and light industrial uses. Particularly, the proximity to the A70, the connection to the Port of Bamberg, and the good accessibility of Nuremberg Airport highlight the quality of the location.
